Traffic Alert: Road Commissioners Meeting July 26

TRAFFIC ALERT

ARE YOU AWARE OF THE TRAFFIC IMPLICATIONS OF THE NEW “TOWN CENTER” PROPOSED FOR THE FORMER RAYTHEON SITE?

ARE YOU READY FOR 19,000 MORE CARS A DAY?

Come to the Road Commissioners Public Hearing Tuesday, July 26 at 7:30pm in the Town Building, learn more, and express your views.

Developers have proposed a massive commercial/residential development on the former Raytheon property that will generate a tremendous increase in traffic. To “mitigate” this congestion, the developers are proposing widening Rt. 20 and Rt. 27 (Old Sudbury Rd.) to 4-lanes at various points, including the newly reconstructed intersection that runs through the heart of Wayland’s historic district in the center of town. The developers also propose adding 3 new traffic lights, and creating a 4-lane bypass road connecting Rt. 20 and Rt. 27.

The developer’s own traffic impact study (pg. 6) estimates the development will generate more than 16,300 trips per weekday and a staggering 19,376 trips on Saturdays. How can a town, whose small rural roads are already struggling with overuse, handle this massive increase in nonresident traffic?

The developers are proposing: 538,000 sq. ft. of development; 28 new buildings; a 55,000 sq. ft. supermarket (our current Whole Foods is 18,000 sq. feet); 100 to 200 units of housing; 40,000 sq. ft. of offices; 40,000 sq. ft. of town buildings; and building heights that exceed current zoning height limitations.

This is NOT a Town Center designed to support Wayland’s residents, but a major retail shopping center that will draw thousands of cars from neighboring towns. This is NOT what was envisioned in the Master Plan. The Board of Selectmen and developers are on a fast track. Citizens will be asked to vote yes or no at a Special Town Meeting in October.
